The Alkaff Mansion Website Terms of Service

IMPORTANT — PLEASE READ CAREFULLY. THIS IS A BINDING LEGAL AGREEMENT.
These Website Terms of Service (this “Agreement”) govern your use of the website at www.thealkaffmansion.sg, including all webpages, applications, content, and goods, services, features and functions provided or offered on or through this site (collectively, the “Site”), and any related websites, microsites, applications or platforms operated by The Alkaff Mansion (as defined below). This Agreement is entered into between 1-Mansion Pte. Ltd. (UEN: 201907373R) (“The Alkaff Mansion”, “we”, “us” or “our”) and you, whether you are accessing the Site on your own behalf, through an intermediary, or on behalf of any other person or entity (“you”).
By viewing, accessing, posting on, interacting or communicating with, making reservations through, transacting on, or in any other manner using the Site (each, a “Use”), you agree to be bound by this Agreement and by our Privacy Notice (available at www.thealkaffmansion.sg/privacy-policy). If you do not agree, you are not authorised to Use the Site.
We reserve the right, in our sole discretion, to modify, add or remove parts of this Agreement at any time. Changes take effect when posted on the Site unless we indicate otherwise. Your continued Use of the Site after we post changes constitutes your acceptance of those changes. We recommend you review this Agreement periodically.
Additional terms and conditions may apply to specific transactions on the Site (for example, reservations, event bookings, the 1-Insider loyalty programme, gift vouchers, or wedding and private-hire contracts). You agree to comply with this Agreement and any such applicable additional terms.
1. Who We Are
The Alkaff Mansion is a Singapore-based hospitality operator managing restaurants, bars, lifestyle venues and event spaces.
References in this Agreement to “The Alkaff Mansion”, “we”, “us” or “our” include 1-Mansion Pte. Ltd. and the relevant operating entities responsible for the following venues and brands (collectively, the “Venues”):
- 1918 Heritage Bar
- Wildseed Café at The Alkaff Mansion
- UNA
2. Eligibility
As a condition of your use of the Site:
- you must be at least 18 years of age;
- you must possess the legal capacity to enter into a binding agreement; and
- your use of the Site must comply with all applicable laws and regulations, including the laws of Singapore.
By accessing or using the Site, you represent and warrant that you satisfy each of these conditions. If you do not, you are not authorised to access or use the Site.
3. Site Content and Intellectual Property
All information, data, text, software, images, photographs, illustrations, graphics, logos, designs, audio and video content, branded names, menus, sample menus, recipes and other materials displayed on or made available through the Site, together with the selection, arrangement and overall design of the Site (collectively, the “Content”), are owned by or licensed to The Alkaff Mansion.
Subject to your compliance with this Agreement, we grant you a limited, non-exclusive, non-transferable, non-sublicensable and revocable licence to access and use the Content solely for your personal and non-commercial use of the Site.
Except as expressly permitted under this Agreement, you may not modify, reproduce, distribute, publish, transmit, copy, display, sell, licence, create derivative works from, scrape, commercially exploit, or otherwise use any part of the Content without our prior written consent.
Trademarks
The Site displays trademarks, service marks, trade names, logos and brand identifiers owned by The Alkaff Mansion, including, without limitation, “The Alkaff Mansion”, “1918 Heritage Bar”, “Wildseed Café at The Alkaff Mansion” and “UNA” (collectively, the “Marks”).
The Marks are protected under applicable Singapore and international laws. Nothing on the Site grants you any licence or right to use the Marks without our prior written consent.
Any other trademarks appearing on the Site are the property of their respective owners and are used solely for identification purposes.
4. Restrictions on Use
In addition to the restrictions set out elsewhere in this Agreement, you agree that you will not, in connection with your use of the Site:
- use any automated means, including bots, spiders, crawlers, scrapers or data-mining tools, to access, monitor, copy or extract any part of the Site or Content;
- introduce any virus, malware, Trojan horse, worm or other harmful code or mechanism that may interfere with or impair the operation of the Site;
- decompile, disassemble, reverse engineer or otherwise attempt to derive the source code of any software used in connection with the Site;
- bypass, breach or circumvent any security, authentication or access-control measures employed on the Site, including in violation of the Computer Misuse Act 1993 of Singapore;
- access the Site through automated means in violation of any robot exclusion protocols or similar technical measures;
- send unsolicited or unauthorised communications, including in breach of the Spam Control Act 2007 of Singapore;
- impersonate any person or entity, or falsely represent your affiliation with any person or entity;
- collect, harvest or store personal data of other users without their consent and a lawful basis under the Personal Data Protection Act 2012;
- deep-link to, frame, mirror or otherwise reproduce any part of the Site or reservation flow for commercial purposes without our prior written consent;
- use any trademarks, meta tags, hidden text or metadata containing our Marks or Content without our prior written consent;
- use the Site in any manner that infringes the intellectual property, privacy or other rights of any third party;
- publish or transmit any content that is unlawful, fraudulent, misleading, defamatory, obscene, threatening, discriminatory or otherwise objectionable; or
- encourage, facilitate or enable any other person to do any of the foregoing.
We reserve the right, at our sole discretion, to suspend or terminate your access to the Site if you breach this Agreement.
5. Reservations and Bookings
Where the Site allows you to make reservations, event enquiries or other bookings at any Venue, you agree that you will:
- make reservations in good faith, solely for use by you and/or your invited guests, or on behalf of persons whom you are authorised to represent;
- not resell, transfer for commercial gain, or publish on third-party platforms any reservation made through the Site without our prior written consent;
- not make speculative, false, fraudulent, duplicate or otherwise abusive reservations;
- provide accurate, current and complete information at the time of booking; and
- comply with all applicable cancellation, deposit, no-show, minimum-spend and other booking terms communicated to you at or before the time of booking.
We reserve the right, at our sole discretion, to cancel, refuse or modify any reservation where:
- the reservation appears to have been made fraudulently or in bad faith;
- inaccurate or incomplete information has been provided;
- a pricing, availability or technical error has occurred (including where such error originated from us or a third-party platform); or
- the reservation otherwise breaches this Agreement.
Where a reservation is cancelled, any refund (if applicable) will be processed in accordance with the relevant cancellation policy.
Certain Venues, events and offerings may be subject to additional terms, including deposits, minimum spends, seating durations, dietary limitations, event-specific policies or weather contingencies. Such additional terms form part of this Agreement upon booking.
6. Accounts and Passwords
Certain parts of the Site, including the 1-Insider loyalty programme and selected reservation features, may require you to register for an account and use a username, password or other access credentials (collectively, the “Credentials”).
You are responsible for maintaining the confidentiality and security of your Credentials, and for all activities conducted through your account.
You agree to notify us promptly if you become aware of any unauthorised use of your account or Credentials, or any other actual or suspected breach of security.
We reserve the right, at our sole discretion, to suspend, restrict or terminate your account without prior notice where:
- you breach this Agreement; or
- we reasonably suspect fraudulent, unlawful or unauthorised activity in connection with your account.
7. Your Communications and User Content
If you submit to us any feedback, questions, comments, proposals, suggestions, reviews, photographs, images, videos, audio, designs, ideas, concepts, recipes, know-how or other materials (collectively, “Communications”), whether through the Site, by email, through social media or otherwise, you grant The Alkaff Mansion a worldwide, non-exclusive, royalty-free, perpetual, transferable, irrevocable and fully sublicensable licence to:
- use, reproduce, modify, adapt, translate, distribute, publish, display, perform and otherwise use the Communications in any media now known or later developed, including for the promotion and marketing of our Venues, events and services; and
- use the name, social media handle or other identifier submitted in connection with the Communications, with or without attribution, at our discretion.
You represent and warrant that:
- you own or otherwise control all rights necessary to submit the Communications;
- the Communications do not infringe the rights of any third party; and
- the Communications are not unlawful, misleading, defamatory or otherwise inappropriate.
To the extent permitted by applicable law, you waive any moral rights you may have in the Communications.
We are under no obligation to publish, retain, acknowledge or respond to any Communication. We reserve the right, at our sole discretion, to monitor, review, edit, remove or refuse any Communication that we consider to be unlawful, infringing, offensive, misleading or otherwise in breach of this Agreement.
Please do not send confidential information or sensitive personal data through unsecured channels, including ordinary email or unsolicited messages. Any such disclosure is made at your own risk.
8. Third-Party Sites and Links
The Site may contain links to, integrations with, or embedded services provided by third parties (“Third-Party Sites”), including reservation platforms, payment processors, social media platforms, advertising networks and analytics providers.
We do not own or control any Third-Party Sites and are not responsible for their content, availability, products, services, security practices or privacy policies.
Links to Third-Party Sites are provided solely for your convenience and do not imply any endorsement, approval or affiliation by us with the relevant third party or its offerings.
Your access to and use of any Third-Party Site is entirely at your own risk and subject to the terms, conditions and privacy policies of the applicable third-party operator.
9. Accessibility
The Alkaff Mansion is committed to making the Site reasonably accessible to all visitors, including persons with disabilities, and we welcome feedback on how we can improve accessibility and usability.
If you encounter any accessibility barriers or difficulties while using the Site, please contact us at enquiry@thealkaffmansion.sg, and we will use reasonable efforts to investigate and address the issue.
10. Our Right to Make Changes
We reserve the right, at any time and without prior notice, to make changes, corrections, suspensions, removals or improvements to the Site, the Content, our Venues, and the products, services and offerings described on the Site.
This includes, without limitation, changes to menus, pricing, opening hours, event programmes, promotions, availability and Venue operations.
Where you have already entered into a confirmed transaction with us, such as a reservation or event booking, any changes will not affect your existing rights under that transaction, except as expressly permitted by the relevant booking terms.
11. Indemnification
To the fullest extent permitted by applicable law, you agree to indemnify, defend and hold harmless The Alkaff Mansion, its affiliates, and their respective directors, officers, employees, agents, contractors, licensors and service providers (collectively, the “Indemnified Parties”) from and against any claims, demands, liabilities, losses, damages, costs and expenses, including reasonable legal fees, arising out of or in connection with:
- your breach of this Agreement;
- your access to or use of the Site, including any reservation, booking or transaction made through the Site;
- any Communications or content submitted by you;
- your violation of any applicable law or the rights of any third party; or
- any unauthorised use of your account or Credentials resulting from your failure to maintain their confidentiality or security.
Nothing in this Agreement limits or excludes any liability that cannot be limited or excluded under applicable Singapore law.
12. Disclaimers and Limitation of Liability
Disclaimers
Your access to and use of the Site is at your own risk.
The Site, the Content, and all related products, services, features and functions are provided on an “as is” and “as available” basis. To the fullest extent permitted by applicable law, The Alkaff Mansion disclaims all representations, warranties and conditions of any kind, whether express, implied or statutory, including any implied warranties of merchantability, satisfactory quality, fitness for a particular purpose, title, non-infringement, accuracy, completeness, availability or compatibility.
We do not warrant that:
- the Site will be uninterrupted, error-free or secure;
- the Site will be free from viruses or other harmful components; or
- the Content will remain accurate, complete, reliable or current at all times.
Limitation of Liability
To the fullest extent permitted by Singapore law:
- the Indemnified Parties shall not be liable for any indirect, incidental, consequential, special, punitive or exemplary losses or damages, including loss of profits, revenue, business opportunities, goodwill, data or anticipated savings, arising out of or in connection with the Site, the Content or this Agreement;
- our total aggregate liability to you arising out of or in connection with the Site or this Agreement, whether in contract, tort (including negligence), statute or otherwise, shall not exceed the greater of:
- S$100; or
- the total amount paid by you to us for the specific transaction giving rise to the claim during the 12 months preceding the event giving rise to the claim; and
- where any product, service or offering available through the Site is provided by a third party, your sole recourse shall be against the relevant third-party provider, and we shall not be responsible for such product, service or offering.
Liability We Do Not Exclude
Nothing in this Agreement excludes or limits liability for:
- death or personal injury caused by negligence;
- fraud or fraudulent misrepresentation; or
- any liability that cannot be excluded or limited under applicable Singapore law, including under the Unfair Contract Terms Act 1977 and the Consumer Protection (Fair Trading) Act 2003.
The limitations and exclusions of liability set out in this section form a fundamental basis of the agreement between you and us and reflect a fair allocation of risk.
13. Privacy
Our collection, use, disclosure and processing of personal data in connection with the Site are governed by our Privacy Notice, available at www.thealkaffmansion.sg/privacy-policy, which forms part of this Agreement.
14. Notice of Intellectual-Property Infringement
The Alkaff Mansion respects the intellectual property rights of others.
If you believe that any material appearing on the Site infringes any copyright or other intellectual property right that you own or are authorised to enforce, you may submit a written notice to us containing the following information:
- the name, address, telephone number and email address of the complaining party;
- identification of the copyrighted work or other intellectual property claimed to have been infringed (or, where multiple works are involved, a representative list);
- identification of the allegedly infringing material, including the relevant URL or other information reasonably sufficient to allow us to locate the material;
- a statement that the complaining party has a good-faith belief that the use of the material is not authorised by the rights holder, its agent or the law;
- a statement that the information provided in the notice is accurate, and that the complaining party is the rights holder or is authorised to act on behalf of the rights holder; and
- a physical or electronic signature of the complaining party.
This procedure is intended to align with the notice-and-takedown framework under the Singapore Copyright Act 2021.
We reserve the right to remove or disable access to allegedly infringing material upon receipt of a sufficiently complete notice, and to take any other action we consider appropriate, including suspending or terminating the accounts of repeat infringers.

15. No Agency
Nothing in this Agreement creates any agency, partnership, joint venture, employment, franchise or representative relationship between you and us.
You and The Alkaff Mansion remain independent parties at all times.
16. Dispute Resolution
If any dispute, claim or controversy arises out of or in connection with this Agreement, the Site or your use of the Site (a “Dispute”), you agree to first use reasonable efforts to resolve the Dispute amicably and informally with us before commencing formal proceedings.
To begin this process, please contact us in writing at compliance@1-group.sg, describing the Dispute and the relief you are seeking. We will use reasonable efforts to respond within 30 days.
If the Dispute is not resolved through informal discussions within 60 days of your initial written notice, the parties may, by mutual agreement, refer the Dispute to mediation administered by the Singapore Mediation Centre in accordance with its mediation procedures then in force. Each party will bear its own costs of mediation, unless otherwise agreed.
If the Dispute is not resolved through informal discussions or mediation, the Dispute will be subject to the exclusive jurisdiction of the courts of Singapore, in accordance with Section 17.
Nothing in this section prevents either party from seeking urgent injunctive or other equitable relief from the courts of Singapore to protect its rights, including intellectual property rights, or from bringing an individual claim before the Small Claims Tribunals of Singapore where the claim falls within their jurisdiction.
17. Governing Law and Jurisdiction
This Agreement, and any dispute or claim arising out of or in connection with it, its subject matter or formation (including non-contractual disputes or claims), shall be governed by and construed in accordance with the laws of Singapore.
Subject to Section 16, you and The Alkaff Mansion agree that the courts of Singapore shall have exclusive jurisdiction to settle any Dispute.
You and we irrevocably submit to the jurisdiction of the Singapore courts and waive any objection based on venue or forum non conveniens.
The United Nations Convention on Contracts for the International Sale of Goods does not apply to this Agreement.
18. General Provisions
Severability
If any provision of this Agreement is found to be invalid, unlawful or unenforceable by a court of competent jurisdiction, that provision shall be deemed severed from this Agreement and the remaining provisions shall remain in full force and effect.
Entire Agreement
This Agreement, together with our Privacy Notice and any additional terms applicable to specific transactions, reservations, bookings, promotions or services made available through the Site, constitutes the entire agreement between you and us in relation to its subject matter and supersedes all prior agreements, understandings and communications, whether written or oral.
No Waiver
Any failure or delay by us in exercising any right or remedy under this Agreement shall not constitute a waiver of that right or remedy.
No waiver shall be effective unless made in writing by an authorised representative of The Alkaff Mansion.
Assignment
You may not assign, transfer or otherwise deal with your rights or obligations under this Agreement without our prior written consent.
We may assign, transfer or novate our rights and obligations under this Agreement to any affiliate, successor entity, or purchaser of all or substantially all of our business or assets.
Electronic Notices
Any notices we provide under this Agreement may be given by email to the address you have provided to us, or by posting a notice on the Site.
Any notices you provide to us under this Agreement should be sent to:
- compliance@1-group.sg; or
- our registered address set out below.
Third-Party Rights
Except as expressly stated in this Agreement, no person who is not a party to this Agreement shall have any right under the Contracts (Rights of Third Parties) Act 2001 of Singapore to enforce any term of this Agreement.
Survival
The following sections shall survive any termination or expiry of this Agreement:
- Section 3 (Site Content and Intellectual Property)
- Section 7 (Your Communications and User Content)
- Section 11 (Indemnification)
- Section 12 (Disclaimers and Limitation of Liability)
- Section 16 (Dispute Resolution)
- Section 17 (Governing Law and Jurisdiction)
- Section 18 (General Provisions)
